What actually affects the price
Number of pages
More services and more areas covered means more pages, so that's the jump from £499 (5 pages) to £749 (10 pages). More pages also means more Google rankings.
Selling online
Card payments, products, delivery and stock push a site into ecommerce territory. It is £850 with me and £3,000+ at most agencies.
Custom functionality
Booking systems, customer logins, portals and CRMs are software, not just pages. Prices start at £1,500 with a fixed written quote so it never drifts.
Website cost questions, answered straight
How much does a website cost in the UK in 2026?
From a freelancer, a professional website with five pages for a small business costs around £400 to £1,000. Mine is £499 fixed, including hosting, email and security. Agencies typically charge £2,000 to £10,000 for the same thing because you're paying for account managers and office overheads.
How much does a website cost for a roofer, plumber or tradesman?
A complete trade website with a gallery, quote forms, service pages, hosting and security is £499 fixed. A larger version with ten pages, including a page for every service and town, is £749. That's a single payment, not a monthly fee.
How much does an online shop cost?
A full ecommerce website with card payments, products loaded and training is £850 fixed. Compare that with delivery app or marketplace commissions and it usually pays for itself within months.
What are the monthly costs of running a website?
With me, hosting, business email, SSL and malware protection are included in the build price for the first stretch. My optional Care Plan is £199/month for managed hosting, backups, security, updates, tweaks and 24/7 support. There are no compulsory monthly fees.
Are there any hidden costs?
No. The price is the price. The only extras are your domain name, which is roughly £10 to £15 a year, and anything you add later by choice. I always give you a fixed quote before I start.
Why are agencies so much more expensive?
You're paying for account managers, salespeople, project managers and office rent, while the work is often done by a junior or outsourced anyway. With a freelancer you pay the person actually building your site.
Is a £500 website worse than a £5,000 one?
Not inherently. What matters is who builds it and how it is built. I write custom code, design for mobile, focus on speed and structure the site for Google. Plenty of £5,000 agency sites are slow template builds. Judge the developer's reviews and their own site speed, not the invoice.
Can I get a professional website for £500 in the UK?
Yes, if the scope is clear. My £499 website is a professional five page business site with hosting, business email, SSL, malware protection and SEO foundations included. Bigger content structures, ecommerce and custom software are separate because they change the work.
How much does a custom web app or customer portal cost?
Custom software such as booking systems, CRMs, client portals and dashboards starts at £1,500, with a fixed quote after a free scoping chat. Most systems for small businesses land between £1,500 and £10,000. Agreed deliverables transfer after full payment; reusable tools and libraries remain mine, as set out in the terms.
